POSTLETS/BACKPAGE.COM-MAKE SURE YOU ARE COMPLIANT WITH YOUR STATE LAWS!

I recently became aware that ads I had posted in POSTLETS were showing up on www.backpage.com. I want you all to be aware that BACKPAGE is not displaying BROKER INFORMATION, however it does state "For Sale By Agent" which at least in Florida is NOT compliant.

In order to correct this problem:

Delete your Postlets, or:

Go to your Postlets account and uncheck OODLE/BACKPAGE and BACKPAGE (seperate entry).

Or, in Postlets: Put your broker information in the REAL ESTATE DESCRIPTION section, and also the PROPERTY DESCRIPTION section.

Then go back and check your ad to be sure you are in compliance.

I attempted to contact POSTLETS AND BACKPAGE. There are no phone numbers and all emails I sent them through "contact us" I have not recieved a response from either company YET and it’s been 4 days.

Since they did remove one of my ads, I know they are aware of the problem but do not wish to correct it.

This has been an educational experience, and I am not an expert on the internet, however please check your listings to make sure they are how you wish them to be displayed.

Ellen, I have been putting broker info in my postlets listings because you never know who is going to repost listings/info -- and though you don't/can't control it, you are supposed to be responsible for it! Thanks for the heads up -- I will make sure my office is aware it is happening!

Postlets is so poor with their customer service that I changed to another company for my syndicated listings.

In response to a direct questions from one of the others who commented...

I tested several syndicated feeds and felt that Vflyer did the best between Postlets, Point2Agent and Vflyer. I was very disappointed with the other two when I questioned why things didn't post and never got a response. Plus Vflyer seems to get up fastest.

All that said, I used them for a year and then recently changed to epropertysites.com. They offered a wide range of tools in addition to the syndicated feeds. So far they have been very helpful and I am happy with the service.

Thanks Christa, That helps alot!  I feel I need to get alot smarter now about the choices out there for posting my listings. I truely thought these websites would not syndicate to a site that would get us into trouble.

I would suggest checking on everything with all your internet marketing.  some state also require that you post who you are even on stealth pages

I never finish an ad without putting in the text "John Elwell - Sales Associate at CENTURY 21 Bill Nye Realty, Inc. 813-783-4444" If it is in your ad text no one can accuse you of placing a blind ad.

That satisfies our state laws and will automatically appear if I copy and paste the ad to Postlets, Craigs List, etc. Then, even if the site does not ask for or does not post the agent/office information below my ad, it is still there within the ad text. I even put it in the spots where you can put in extra amenities or community features. You can never let them know too often.

In the end there is no doubt that I am an agent working for a broker and the home is NOT being sold by owner.

I use Vflyer and have for years, love it. Yes you can check where you want them to be syndicated to.

I like what John says. Our MLS does not allow in public text our information but for syndicated sites those rules do not apply.

Thank you everyone for your comments! I am really concerned for other agents still posting without the knowledge. I have checked Backpage even this morning and the illegal ads are still coming up. We are contacting those unsuspecting folks and hoping that will help.
